Waterford rent prices continue sharp rise

The average rent in Waterford city is now €1,818.
A newly published report has outlined that rents in Waterford City rose 12.5% in the last year.
The average rent in the city is now €1,818.
A single bedroom unit in Waterford city centre is currently €517. A double bedroom costs €631 on average.
Average rent in Waterford City is still lower than neighbouring Munster cities Cork and Limerick.
Meanwhile, in Waterford County, the average listed rent is now €1,720, up 8.2% since last year.
Average rent in neighbouring Wexford currently sits at €1,508, whilst the average in Kilkenny is €1,691.
It is €1,486 in Tipperary.

Nationally, market rents rose by an average of 1.6% in the second quarter of 2025, according to the latest Rental Report by Daft.ie.
This is the eighteenth consecutive quarter of rising rents.
Commenting on the report, its author Ronan Lyons, Professor in Economics at Trinity College Dublin, said, “Since the last report, the government has moved to relax some of the strictest aspects of Ireland’s rent controls. While this is likely to help boost investment in new rental supply, those changes will not take effect until next year.
"Further, Ireland’s lengthy planning process means that it will be a number of years before any increase in supply is meaningful enough to start addressing the large deficit of rental housing in the country.”
