Permission refused for apartments in Waterford city centre

Plans for the construction of a four-storey apartment building on Penrose Lane have been refused by Waterford Council.

Planning application for the development was submitted by the Causeway Group in December, 2023.

The building was planned over the existing basement carpark at Penrose Lane, Waterford City, and was to consist of four apartments in total.

One, two-bed apartment was planned at ground level, along with one, three-bed apartment on the first floor, one three-bed apartment on the second floor and one three-bed apartment on the third floor.

Plans were also included for bike and bin storage areas at ground level.

Waterford Council outlined that the development's height and scale would negatively impact on neighbouring residential properties. 

Planning documents state: 'The proposed development would constitute an over-dominate and overbearing presence in relation to the adjoining residential properties and would seriously injure the amenities of property in the vicinity.'

The Council was also not satisfied that the development would be adequately serviced in terms of foul drainage, surface water drainage and water supply connections to public networks.
