Average Waterford home prices rise to €310,000 according to CSO figures
The home price increases come as controversial rental reforms are due to take effect
The median home price in Waterford has risen to €310,672 according to the CSO Residential Property Price Index for December 2025.
The figures mark a 1.5% rise from November 2025, and a 4.9% increase from December 2024. Other counties experienced a more pronounced rise compared to Waterford, with the average home price increasing by 7% from 2024.
Mean sale price for dwellings in Waterford City stood at €290,429, while dwellings in Waterford County were higher at €355,069.
Median property prices across the X91 (Waterford City) and X35 (Dungarvan) eircodes were recorded at €316,000, while prices in X42 (Kilmacthomas) were lower at €262,000.
The rise in home prices comes amid further instability in the rental market, where sweeping new regulations for new tenancies will come into effect on March 1.
Government has argued that the regulations will provide further protections for renters- A tenant will generally be provided a tenancy of minimum duration for six years after six months, barring extenuating circumstances, increasing their security and capping their rent at a fixed rate.
Landlords have claimed that small operators will be punished by an inability to shift properties and raise rent.
Newest figures from the Residential Tenancies Board (RTB) showed 5,400 notices of termination were issued to tenants in Q2-Q3 2025, indicating that landlords are leaving the market before the new rental reforms come into place.
Political opponents of the bill have said that the reforms have created a crunch where landlords will evict their tenants in order to bring their properties up to ‘market rent’ before the reforms come into place.
