Apartment development for The Glen area of Waterford city enters new phase

The development is mooted for Anne Street, The Glen.

Plans for an apartment development in The Glen have entered into an advanced stage. The complex is to consist of 23 mixed residential units spread across an apartment block and refurbished houses. 

According to a newly published report from Waterford City and County Council, the complex has moved onto Part 8 of the planning development process. 

The site was previously home to Sealant Services Limited.

The proposed building is to be five storeys high, with a penthouse set-back floor, located on Bridge Street, with street frontage on Anne Street, the Glen and Glass House Lane. The complex will be made up of a block of 17 apartment units and six refurbished apartments along 6, 7 and 8 Anne Street. The block of apartments includes 12 one-bed apartments and five two-bed apartments. 

Director of Services for Corporate Services, Culture and Planning Ivan Grimes approved the report as being compliant with the current City & County Development Plan 2022-2028 and with Ministerial Guidelines, Government policies and with the Regional Spatial & Economic Strategy. 

The Glen

The development is part of ongoing efforts to revitalise and regenerate The Glen. Historically known as a hub of commerce in Waterford City, in recent years the area has fallen behind with businesses closing down and multiple buildings, like The Boathouse, going into dilapidation. 

Along Penrose Lane, the Clarendon Court apartment complex remains in an extreme state of dereliction. In one submission to the Council, it was suggested that "existing derelict and vacant apartments in the area should be prioritised over new builds".

Another objection raised expressed concern over the high-rise apartment block interfering with the light and streetscape. A Sunlight and Daylighting Report was completed to ascertain the lighting impact on neighbouring buildings.
