Waterford had the lowest houses prices of any Irish city in the last year, says new report

Waterford City had the lowest average house price of any Irish city over the past year.
That is according to the new GeoDirectory Residential Buildings Report for Q2 2026.
Between May 2025 and May 2026, the average house price in Waterford was €306,420.
This was despite having the highest year-on-year increase.
According to the report, Waterford had the third lowest vacancy rate, standing at just 2.2%, following Dublin and Kildare.
Commencements of building had increased 78.8% over the past year and 608 new addresses were added to the directory in the 12 months to June.
Following the release of the report and commenting on the national outlook, GeoDirectory CEO, Dara Keogh, CEO of GeoDirectory, said the report showed progress in construction.
“The past twelve months has seen a considerable surge in residential construction activity and new address points recorded.
"The figures suggest that the medium-to-long term outlook is improving, but demand continues to outpace supply in the present, with house prices continuing to rise and vacancy rates remaining at record low levels,” said Mr Keogh.
Transactions in the county amounted to 1392, 29.1% of which were new builds.
