The development would add to recent social housing projects in Tramore

Oaklee Housing CLG have sought planning permission to develop 25 “age-friendly independent living dwellings” in Ballycarnane, Tramore.

The development would consist of 17 one-bedroom single-storey units and 8 two-bedroom single-storey units.

New vehicular entrances and pedestrian entrances would be developed for the site, along with 17 car parking spaces and cycle parking. A central landscaped courtyard and community garden would also be delivered.

Oakley Housing specialises in the development of social housing, often for older persons. According to Oakley’s website, the company has a portfolio of 2,300 properties across Ireland.

Waterford City and County Council will make a decision on the development by June 3.

The surrounding area of Ballycarnane has seen the development of multiple social housing units in recent years. In November 2025, The Courtyard in Ballycarnane opened a 25-unit affordable housing scheme.

50 housing units for older people were opened at the ‘An Garrán’ site in Tramore last year. The units were delivered under the Government’s ‘Housing for All’ Strategy at a cost of €12.5 million.
