Construction of 292 homes at former Waterford Crystal Leisure Centre is appealed

A planning application for 292 homes in Waterford City, which was previously approved, has now been appealed to An Bord Pleanala.
The development consists of 292 residential units at the former Waterford Crystal Sports and Leisure Centre site on the Cork Road.
The development includes six two-storey, four-bedroom detached and semi-detached houses and 160 two-storey, three-bedroom detached, semi-detached and terraced houses.
Also planned are four three-storey apartment blocks consisting of 60 two-bedroom duplex apartment units. A five-storey apartment block will comprise of 66 age-friendly apartments, exclusively composed of apartment units designed to meet the needs of the elderly population, who do not require specialized care but may have mobility impairments or disabilities.
There are a total of three communal spaces throughout the development, with one specifically designed as an age-friendly space and catering to older residents.
A single-storey creche building and associated external play area is also part of the overall plans, as is the demolition of an existing bungalow.
The decision to grant permission was made by Waterford City and County Council on August 9, subject to 25 conditions.
Condition number six outlined that the developer pays a financial contribution in respect of public infrastructure and facilities benefiting development in the area. The developer will have to contribute over €1 million to transport/ drainage and towards "community, amenity and reactional" fees.
The case is due to be decided by An Bord Pleanala by January 2, 2025.
