Applications for affordable housing in County Waterford
The four-bedroom, 135.5sqm semi-detached homes are being made available for sale with support from the Department of Housing, Local Government and Heritage.
Waterford City and County Council in partnership with Kent Homes has announced 10 new affordable homes for sale at Leargán, in Kilmacthomas.
Located beneath the Comeragh mountains in the heart of Kilmacthomas and minutes from Waterford Greenway and Coumshingaun Lake, Leargán is a thoughtfully planned collection of timber-frame, energy-efficient, A-rated homes.
A spokesperson for the local authority said the 4-bedroom 135.5sqm, semi-detached homes are being made available for sale with support from the Department of Housing, Local Government and Heritage through the affordable purchase arrangements under the Affordable Housing Act 2021 and associated regulations.
The Affordable Purchase Scheme is a Government initiative that enables new homeowners to get an additional subsidy in the form of an equity stake through Waterford City and County Council.
Seamus De Faoite, Director of Services for Housing with Waterford City and County Council said: “Leargán presents a fantastic opportunity for those looking to settle and grow in Kilmacthomas. Through the Affordable Purchase Scheme, first-time buyers or those eligible for Fresh Start, can purchase a four-bedroom home at a reduced market price."
“Waterford City and County Council has already introduced several of these schemes, under the Housing for All initiative," he added, citing examples in Ballycarnane, in Tramore and Summerfields, in Kilbarry.
He said they were two examples of Waterford City and County Council supporting sustainable communities while meeting Waterford’s housing needs.
The minimum purchase price of these quality homes is €360,000 and to apply, applicants must be first-time buyers or qualify under the Fresh Start Principle, which applies to those who have previously purchased or built a property, but have divested themselves of their interest in the property.
The final purchase price paid by successful applicants will be based on income and mortgage capacity and Waterford City and County Council will take an equity share in the home, representing the difference between the market value and the price paid.
Applications for Leargán open at 10am on Monday, May 25th and mortgage approval in principle is strongly recommended before applying.
