According to a recent report from the Simon community in Waterford, there were no properties available in Waterford city centre through the Housing Assistance Payment (HAP) programme in March of last year.

The report stated that there is “a concerning trend and highlights how new supply remains largely out of reach for those on low incomes who are reliant on HAP.” 

The report also found that there were no HAP properties available to rent in June and September in 2024 and only two in December 2024. The number was back to zero in March 2025.

In terms of non-HAP properties, according to the report, there was a 14% decrease in available properties to rent from 29 in December 2024 to 25 in March 2025.

In March 2025, monthly rents in Waterford ranged from €1,200-€1,632 for one-bedrooms, €1,400-€1,600 for two bedrooms, and €1,350-€2,550 for three bedrooms.

Waterford City and County Council were reached for comment but did not respond by the time of publication.
