The housing prices for Waterford County have risen in the last few months, while in the Waterford City area, prices remain the same.

The price of the average second-hand three-bed semi in County Waterford has increased to €255,000, up 2% from €250,000 in the last three months, according to a national survey by Real Estate Alliance.

Meanwhile, the market in Waterford city was unchanged at an average of €300,000 this quarter, the Q2 REA Average House Price Index shows.

The survey shows that 65% of purchasers in the city and 50% across the county were first-time buyers, while 20% of buyers in both the city and across the county were from outside of the county.

A total of 25% of sales in the city and 20% across the county this quarter were attributed to landlords leaving the market.

“The market is continuing to perform very well, and we are seeing strong demand,” said Barry McDonald of REA O’Shea O’Toole, Waterford city.

Across both the city and county, time to sell currently sits at six weeks, however, Eamonn Spratt of REA Spratt, Dungarvan, said, "We are noticing that the period of time for sales to complete is lengthening."

The REA Average House Price Index concentrates on the sale price of Ireland's typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.

A feature of the market is that many houses coming to the market are ex-rental stock, needing substantial refurbishment and upgrading.
