Newly built houses to be reduced in size in Kilmeaden

Four newly built houses in Kilmeaden will be reduced in scale and significantly altered, following a planning enforcement order.

The overall housing development of which the four houses form part of, was recently subject to legal proceedings in the High Court.

The proceedings were initiated by Waterford Council to address concerns regarding planning compliance, as four dwellings in Kilmeaden were built at an elevation three to four metres higher than what was permitted.

The enforcement action taken by the local authority resulted in a High Court mediated agreement.

Waterford Council previously stated that the demolition of the four houses would now be mandatory unless a suitable planning application was submitted to have them altered.

This week, an updated planning application which sought to reduce the size of the four units was approved by the Council.

Greenlit is the demolition of the first floor level of each dwelling, the construction of a single storey annex to the rear of each dwelling, and all associated amendments to the approved floor plans, internal layouts, servicing, elevations, and finished heights.

These works will facilitate the conversion of the 4 constructed two-storey dwellings into four single storey, two-bedroom bungalows.

Permission is also approved for revised boundary treatments, hard and soft landscaping, drainage, service connections and all associated site development works within the curtilage of the four houses.

Senior Planner with Waterford City and County Council, Aisling O'Sullivan, noted in her planning approval recommendation, that the 'proposed development, as revised, represented an acceptable form of residential development and that the reduction in height and scale has adequately addressed the concerns arising from the previously refused proposal.’ 

The overall site remains under construction, with additional houses and an apartment block at various stages of completion.
