House prices rise in County Waterford after landlord 'exodus'

The price of houses in Co Waterford has risen 1.7% this quarter.

House prices in County Waterford have risen by 1.7% in three months, according to a newly published report. 

In a national survey conducted by Real Estate Alliance (REA), the price of the average second-hand three-bed semi in County Waterford was deemed to have risen by 1.7% to €290,000 in the last three months.

The market in Waterford city rose by 2% this quarter, with average prices now at €333,967.

The proposals for a new rent-pressure zone has triggered an 'exodus' of landlords leaving the housing market, according to the REA Average House Price Index. 

Eamonn Spratt of REA Spratt, Dungarvan said: "There is a noticeable increase in landlords exiting by reason of the pending changes to the Residential Letting legislation."

REA agents in Carlow, Kerry and Waterford have reported that over 40 per cent of their sales are attributable to landlords in the past three months – with that figure rising to 60 per cent in Limerick city and 80 per cent in Nenagh, Co Tipperary.

The report also stated that in Waterford, properties with a BER rating of A "commanded an average 25 per cent premium over C-rated stock – reflecting the rising attractiveness of retrofitted homes."
