Oaklee has secured planning permission for a new age-friendly housing development in Tramore that will provide 25 independent living homes for older people.

Waterford City and County Council has granted approval for the scheme at Ballycarnane, which will consist of 17 one-bedroom homes and eight two-bedroom homes.

The single-storey development is designed to support older residents to live independently while remaining connected to their local community.

Plans for the development include a central landscaped courtyard, community garden, additional landscaping, car parking and secure cycle parking. A new vehicular entrance and a separate pedestrian entrance are also proposed as part of the scheme.

Located within an established residential area of Tramore, the homes are intended to support ageing in place by providing accommodation tailored to residents' changing needs while encouraging social interaction and community connection.

Oaklee said the project will also contribute to housing supply in Tramore by providing suitable housing options for older households and helping to free up existing homes across the community.

Helen Moore, Director of Development at Oaklee, welcomed the planning approval.

“Securing planning permission is a significant and positive milestone for this development and for Tramore," she said.

"These homes have been designed to support independent living while enabling residents to remain active and connected members of their community.

"We look forward to working with Waterford City and County Council and our delivery partners to progress a development that responds to local housing need and will make a positive contribution to the wider area.”

The Tramore project forms part of Oaklee's wider housing delivery programme.

The organisation said it has delivered 725 new homes across Ireland since the beginning of 2024, with a further 515 homes either underway or under contract at the end of the first half of 2026.

The development will now progress through the required procurement, contractual and pre-construction stages, subject to compliance with the conditions attached to the planning permission.
