Hotel and restaurant greenlit for Waterford city quayside

A hotel is to be developed in the former Ulster Bank building in Waterford city.

Planning permission has been granted for the development of a hotel and restaurant on Waterford’s quayside.

The application submitted by ‘Code The Mall Limited’ last December, outlined plans to revamp the premises at 97-98 Custom House Quay, which was formerly operated by Ulster Bank.

Drawings included in the planning reports identify the premises as ‘The Exchange’.

The approved development will consist of developing a hotel on the ground, first and second floor levels and also at the flat roof located at the rear of the building.

A terrace and canopy will be developed on this existing flat roof. 

The hotel will have a total of 18 bedrooms, three on the ground floor, eight on the first floor and eight on the second floor.

The proposed restaurant will occupy the majority of the ground floor area and is to be accessed via the existing pedestrian entrance located at the corner of Custom House Quay and Exchange Street.

Internal demolition works have been approved to facilitate the development, as has the modification to the external façades and erection of hand-painted signage and lighting.

The historic building is listed as a protected structure.

The building was essentially occupied by Ulster Bank since the 1930s.

The branch closed in 2023, as part of its gradual withdrawal from the Irish market.

Waterford City and County Council granted permission for the development of the hotel and restaurant to proceed this week, subject to 16 conditions.
