An Bord Pleanala has upheld a local authority decision to grant permission for the change of use of a public house in Ferrybank, on the outskirts of Waterford City, to 19 apartments.

The decision was made following an appeal from residents in the Ferrybank area - which is now left without any pub despite having a sizeable population.

A letter issued to residents in the area area, and viewed by Waterford News & Star, informed them that An Bord Pleanala had upheld the decision made by Waterford City & County Council on December 7, 2023.

The development will consist of the construction of a new three-storey structure that will provide five, one-bed apartments, 12 two-bed apartments and two, three-bed apartments.

In addition the proposed development will also include the construction of a single-storey refuse store, sheltered bicycle storage area and surface car parking. 

It will also involve the demolition of an existing single-storey public house, The Village Bar, which was formerly known as The Briar Rose, at Fountain Street.

In upholding the decision by the local authority An Bord Pleanala noted that 'having regard to the provisions of the Waterford City and County Development Plan 2022-2028, to the general business zoning of the site, to the nature, scale and design of the proposed development, it is considered that subject to compliance with conditions the proposed development would not seriously injure the residential or visual amenities of the area of the amenities of property within the vicinity.
