40 new homes permitted in Waterford seaside village despite objections over density

One letter of appeal stated: “We feel that 40 dwellings will create a larger scale development that may overwhelm and distract from the quintessential character of the village and the surrounding area."
Following inspection from An Bord Pleanala, the construction of 40 houses in Dunmore East has been greenlit.
The project consists of the construction of 40 dwellings made up of four two-bed terraced bungalows, 15 three-bed semi-detached bungalows, 19 three-bed semi-detached and terraced storey and a half dwellings, and two four-bed semi-detached storey and a half dwellings.
Nine third party observations were submitted by locals expressing concern at the development's potential to overlook and overshadow neighbouring properties.
Observations also said that the development's design was not in character for the area, its density was too high, and it would create traffic, noise and disturbance once complete.
One letter of appeal submitted to Waterford City and County Council stated: “We feel that 40 dwellings will create a larger scale development that may overwhelm and distract from the quintessential character of the village and the surrounding area.
“Good boundaries make good neighbours,” the letter further stated.
The matter was subsequently brought to an An Bord Pleanala, who have granted permission with 21 revised conditions.
The board stated: "It is considered that the development would not seriously affect the traffic safety of the area. The proposed development would, therefore, be in accordance with the proper planning and sustainable development of the area."
