100 evictions in Waterford and 60% of house sales attributed to landlords leaving market

According to the Residential Tenancies Board (RTB), there were 100 notices of termination issued to renters in Waterford in the last three months of 2025.
At a recent event, the Waterford News & Star spoke to Fine Gael TD John Cummins about this rise in eviction notices.
“There was a three percent decrease in notices of termination between Q4 and Q3 of last year. If you look at the last three years, the highest number of notices of termination was actually Q2 of 2023, which coincided with the lifting of the eviction ban.
"Over 5,700 notices of termination.
“Yes, we want to see less notices of termination, and that is why we have brought forward the changes that we have.”
The latest rental reforms have introduced minimum six-year tenancies in an attempt to provide stability for renters.
However, an unintended consequence has meant that before the legislation came into effect, a large number of small landlords left the rental market.
According to the latest national REA survey, 60% of property sales in Waterford in the last quarter were attributed to landlords leaving the market.
