Waterford rent prices rise by 11.4% 

Waterford exhibited some of the highest year-on-year jumps in rent prices nationwide.

The average rent for a three-bedroom house in Waterford rose by 10% from 2024, according to Daft.ie’s 2025 Q3 report. The average rent now stands at €1,747.

In Waterford City, two-bedroom apartments rose by 9.9% (now €1,490) year-on-year.

“The picture remains unchanged – this is a market starved of supply,” said Professor of Economics at Trinity College and author of the Daft.ie report Ronan Lyons.

“Rents are now one third higher than they were just over five years ago and indeed two thirds higher than their Celtic Tiger peak…The sharp fall in availability of homes to rent suggests that any further pressure on rents over the coming quarters will be upwards.

“While it will take years, significant amounts of new rental supply – all around the country – are required to change conditions in the rental market.” 

As part of the report, Daft compared renting conditions between the cities of Cork, Galway, Limerick and Waterford.

There were just over 150 properties to rent across the four cities, a 4% rise from 2024. Availability remains just under one-third (30%) of the 2015-2019 average.

Room rents in the four cities are now 42% higher than their pre-COVID level and 95% above their Celtic Tiger peak.

Of the four cities, Waterford exhibited the highest rise in room rent with an 11.4% year-on-year growth.

The average room rent for a double bed in a Waterford City apartment has skyrocketed by 19.3% to €661 in comparison to 2024.

The average monthly rent for a two-bedroom apartment nationwide, between June and September, was €2,080. Market rents rose by an average of 1.7% in the third quarter of 2025.
