Council-owned apartment block in Waterford met with multiple complaints about chronic leaking

Residents of Mount Suir’s council-owned apartment block sent 25 different complaints to Waterford City and County Council across 2025, according to records released to the Waterford News & Star through the Freedom of Information Act.

Waterford Council have been in control of Block C of the Mount Suir apartment complex since February 21 2020, according to land registry records.

Block C of Mount Suir houses approximately 40 tenants, all in receipt of social housing. Block A and B of the complex feature a mixture of private renters, council-owned units, and renters in receipt of Housing Assistance Payment (HAP).

The complex, located in the Carrickpherish suburb of Waterford city, has been at the heart of long-standing issues centred around living standards.

Sinn Féin councillor Jim Griffin had previously called for a task force to be set up to deal with issues at the Mount Suir apartments.

Most complaints submitted to Waterford Council related to chronic leaking issues. Residents' names were redacted from records.

One tenant threatened to quit paying full rent to the council if issues weren’t fixed.

“Extractor fan in the bathroom, water is coming out from it on the wall and dripping down. He (presumably the complex’s maintenance manager) can’t turn it on as will blow the fusebox. He said this is an ongoing issue,” read the letter dated November 6.

“Still nothing been done about apartment leaks not even a reply, my rent will go down 5euro a week every week until issues in my apartment are sorted out..until you kick me out of apartment and leave a judge decide..should I pay rent for a leaking apartment.” 

Another tenant outlined issues with leaking on December 18.

“I’ve been in contact on numerous occasions about issues need fixing in apartment, water coming in vent in bathroom, massive water stain on main ceiling, no water is coming in cooker extractor fan, it always come in bedrooms onto window board making them soft and rotted.

“I’ve contacted before on numerous occasions about leaks in apartment that are just getting worse and still absolutely nothing been done about it.” 

Other complainants raised issues with defective smoke alarms, low-pressure gauges on boilers, sparking sockets and blocked post boxes.
