Waterford City rents see significant increases across rental types
Waterford City and County sees rent spikes in latest daft report
Market rents in Waterford City seen an average increase of 5.5% in the second quarter of 2026 compared to the same period last year, according to the latest daft.ie report.
The typical open-market rent of a two-bedroom apartment in the city this summer was €1637, an increase of 9.6% from last summer.
One-bed apartments in the city seen a smaller annual increase of 3.1% to an average of €1,273 a month, with three-bed apartments rising significantly by over 18% to €1,818 a month.
County-wide, market rents were on average 0.9% higher than last year during the same period, with the typical open-market rent for a three-bedroom house in the county coming in at €1741, 1.5% higher than the same period last year.
Two-bed houses across the county seen an average increase of 8.6% to €1562, whereas four-bedroom houses lowered on average by 3.9% over the year to a monthly rate of €2,006.
Room rentals also seen a significant rise across the county in the second quarter of 2026, compared to the same period last year.
The average rate for a double room with an ensuite in a house in the city rose by 17.3% since last year, to €786 a month and by 2.5% with no ensuite attached to €631 a month.
Single rooms with ensuites in apartments also rose by 7.2% to €566, but the rate for single rooms rented without ensuites in the city went down by 7.2% to €493 compared with last year.
Room rentals seen a high increase outside the city over the same period too, with double room ensuites in houses rising by 10.7% to €744 countywide.
Nationally, market rents rose by 1.4% between March and June, which is a significant slowdown from the record 4.4% increase in the first quarter, the report noted.
The 5.5% rate increase seen in Waterford city is on the lower end of market rent jumps across cities across the country, with Galway city rents increasing by 13% year-on-year, Cork city rents coming in at 12% higher this year and Limerick rents rising by 11%.
Market rents in Dublin this June were on average 6.5% higher than the year before.
Outside the cities, annual inflation in open-market rents was between 9% and 10% across Leinster, Munster and Connacht-Ulster.
