Plans to change a pub in Tramore to a retail unit and new apartments has been appealed.

Applicant Michael Clarke lodged the plans with Waterford City and County Council in March of this year. The plans involved the change of use of a ground floor from a pub (formerly the Three Swans Inn) to a retail unit at No. 13, Main Street, Tramore.

Also planned was the extension of a residential unit over the existing pub to accommodate four two-bed apartments and one studio apartment.

Waterford City and County Council greenlit the project on July 19, subject to 13 conditions. 

An appeal was lodged by Mr. Flynn this month with An Bord Pleanála in respect of the plans. The appellant has expressed numerous concerns about the project.

His objection "is in relation to the over intensification of the site, the excessive massing and scale of the development, which is visually intrusive and encroaches on our property causing us gross loss of privacy".

His planning appeal states: “We also have concerns about loss of privacy and noise from what appears to be communal/ recreational garden area proposed directly to the rear of our garden and separated only by a proposed standard 2m high boundary wall.

“The height of the proposed extension at such close proximity to our garden is intrusive and will cause shadowing of our garden area.” 

Parking and an overabundance of traffic was also cited by Mr. Flynn: “The proposed development doesn’t have any provision for parking. The public transport network in Tramore and the surrounding county is also not sufficiently adequate to promote car-free living.

“Main Street is already congested with a lot of the overflow now parking on Patrick Street and Queen Street. By my calculations, a conservative estimate would mean another 10-12 cars requiring parking on Main Street or surrounding areas."
