Causeway Group's embassy plans hit roadblock in Dublin

Causeway Group Limited are facing objections to their plans to create a new embassy in Ballsbridge, Dublin.
The group is one of Waterford’s largest and most visible property management companies.
They currently operate properties across the city, spanning bars, clubs, residential apartment blocks, business parks and retail premises.
The proposed development in Dublin marks the Causeway Group’s growing influence outside of Waterford.
The planning application, which was approved recently by Dublin City Council, outlines intentions to convert a protected building from residential use into an embassy.
It has been reported by the Irish Times that the embassy may be Algeria’s.
Following approval to commence from Dublin City Council, the Pembroke Road Association lodged an appeal which has stalled the development, pending review from An Coimisiún Pleanála.
In a letter of appeal, Ms. Susan McCarrick, on behalf of the association, outlined a number of concerns.
She wrote that there is no rational for an imposed ‘embassy office’ within an established residential conservation area.
“This is an unacceptable change of use in a predominantly residential area which has conservation at its core”, the letter states.
Ms. McCarrick also outlined that the proposed embassy may include the erection of "aggressive, highly visible security apparatus", which she says would be "entirely incompatible with the peaceful, open visual amenities of an historic residential neighbourhood."
Concern has also been expressed about the possibility of protests taking place outside the proposed embassy.
The correspondence says that protests are "becoming more of a feature of everyday life, and embassies can be flash points."
Ms. McCarrick raised additional issues ranging from traffic increases, consular footfall and the delivery of food, drinks and decorations to the embassy for the purpose of entertainment.
The matter is currently with An Coimisiún Pleanála for review.
The case is due to be decided by February 10 2027.
