292 residential units approved in Waterford City

The decision to grant permission was made by Waterford Council on August 9, subject to 25 conditions.

The development of 292 residential units at the former Waterford Crystal Sports and Leisure Centre site on the Cork Road has been approved by Waterford Council.

The development includes six two-storey, four-bedroom detached and semi-detached houses and 160 two-storey, three-bedroom detached, semi-detached and terraced houses.

These housing units are labelled as "affordable homes" in planning documents.

Also planned are four three-storey apartment blocks consisting of 60 two-bedroom duplex apartment units. A five-storey apartment block will comprise of 66 age-friendly apartments, exclusively composed of apartment units designed to meet the needs of the elderly population, who do not require specialized care but may have mobility impairments or disabilities. 

There are a total of three communal spaces throughout the development, with one being specifically designed as an age-friendly space and catering to older residents. 

According to planning reports, age-friendly spaces throughout the development "have been designed to consider mobility, visual impairment, lower stamina, reduced dexterity and balance and sensitivity to weather".

A single-storey creche building and associated external play area is also approved.

The decision to grant permission was made by Waterford Council on August 9, subject to 25 conditions.

Condition number six outlines that the developer pays a financial contribution in respect of public infrastructure and facilities benefiting development in the area. The developer will have to contribute over €1 million to transport/drainage and towards "community, amenity and reactional" fees.
